Why financing product names do not determine lease accounting and why operating leases should not be assumed to be off balance sheet.
Confirm the applicable reporting framework
An organization's accounting framework affects how a transaction is assessed. U.S. GAAP lease reporting under ASC Topic 842 includes both operating and finance lease concepts. Do not assume that the same guidance applies unchanged to every business, public body, or international reporting entity.
Do not assume an operating lease is off balance sheet
Topic 842 generally brings lessee operating and finance leases onto the balance sheet, subject to applicable scope and exceptions. Calling a product an FMV lease or an operating lease in marketing does not establish its accounting treatment.
Give the accounting team the actual terms
Provide the master agreement, schedules, commencement details, payment terms, purchase and renewal options, and relevant service components. Changes, extensions, and early exits may need further assessment. Leaseworld does not provide accounting advice or certify a classification.
